Arbors of Pleasant Valley

I have been a resident at Arbors of Pleasant Valley for 3 years. Since my time here my experience has been great. The admin staff is accommodating. If I put in a maintenance request the longest it will take is a week ( non emergency) and that's only if something has to be ordered if it doesn't need to ordered it takes between 24 and 48 hours. The admin staff are always present during operation hours and will do their best to help whenever and whereever they can. The pool is nice and the gym is decent. I love that the complex is family oriented but it's not noisy. It's a great place to live

The recent management has been most responsive and welcoming for nearly 6 months since they turned over office/leasing staffing. Courtney and her staff have been great and always so so friendly! When I needed responsiveness and humanity the most since I have lived here since 2018 during this winter weather situation resulting in catastrophic weather damage in January 2026, Courtney and her Assistant, and the Maintenance staff which for my experience included mainly Anthony and another kind man whose name I did not yet obtain were in the trenches every day in the snow and ice, day and night, to make sure we in our building had everything we needed to get through this. I didn't have to fish out for an answer from the office and call them first every day. They always beat me to the punch.

This place The Arbors of Pleasant Valley IS THE PLACE TO BE!!! I Love living here and Truly want to Live the Rest of my life

There is more garbage on the grounds, waste in the mail room area has tons of trash all the time. People parking in handicap zones and in wheelchairs accessible ramps. Kids are always out playing in parking lots where cars are coming and going. I referred a someone to the Arbors and have yet to receive the fee. Overall unhappy.

If I could give zero stars, I would. This place was once a great place to live, but now it has become one of the worst. The weed smell the moment you drive into here is so overwhelming that it actually makes you sick. You have people out in the parking lot blasting loud music, screaming, and yelling at each other. The gate never works. All they care about is getting bodies in units to get their numbers up. We've been here for many years and hope we can get out of here soon. Please find something better.
