American Condo Management

Our condo association had this company for years. Christine was very friendly to work with, but overall bills weren’t being paid and very poor Communication. We went to a new management company several months ago and we are still getting notices from collection agencies from bills that weren’t paid well with ACM. It was very frustrating.

We had this company for many years, they were notorious for not returning calls, and poor management. We recently switched to a new company this month so I called today to simpy ask the name of the new company so I could set up our hoa fees payment with them. The woman, Jane, on the phone was very difficulty with me, and refused to give me the name. She said she thought it might be "..." but wasnt sure. i asked if she could please confirm that, she said for me to ask someone on my board. Seriously, are these people acting like 10 year olds, that someone wont let them play with their toy? I can see why they have such a poor rating, and why our board switched.

DO NOT HIRE THIS COMPANY TO MANAGE YOUR HOA! I have never been treated so rudely by anyone in my life! Lynn Van Dyke was condescending at best when she deigned to speak to us, and clearly felt it was an imposition for us to ask her to DO HER JOB by sending an email clarification to our lender as we were trying to buy a unit in one of the condos they manage. They do not answer the office phone, and take forever to respond to emails. In fact, we were waiting in the lobby for about 5 minutes after ringing the bell provided, all the while hearing the employees talking in the back office. The receptionist finally came out after we rang the bell a second time. Dealing with American Condo Management is a nightmare. I had to click 1 star to post this review, but they earn ZERO stars.

I showed the property at 3631 SE 10TH AVE #105 CAPE CORAL, FL 33904 on February 24th. My clients are interested in the home however I have requested information about the dock and lift that was installed by the owners in 1995. My clients are requesting assurance in writing from the condo manager that the use of the dock and lift will transfer to the new owner of the property. Fifteen days later we still have received no answer from the manager, Lynn. I have spoken several times with the receptionist, Christy, but she has failed each time to put me in touch with the manager, Lynn. Caveat Emptor with American Condo Management.

Dont hire this company to managing anything. I promise you’ll be paying for a migraine and stress and end up doing everything that falls under a management companies responsibilities. Susan thinks sending an email is an inconvenience. She literally won’t respond to any emails and will yell at you on the phone. Please don’t bother with these people. She just wants to be paid but not do the jobs that come with the payment. I’m excited for the day this company is obsolete.
