Come into it with realistic expectations - but Donna is a very solid land manager. If you report a problem, it'll be solved same day or next day. Roommates are quiet, walls are thick. The apartments aren't fancy. They definitely have problems, and they're old and they're maintained pretty cheaply. But you're paying for cheaper rent, and with the responsiveness of Donna, that makes this a good place to rent from. They're not going to actively screw you over and that matters in Athens.

We lived at Timberline Duplexes for 2.5 years. It was a great experience! The neighborhood is quiet, safe, and calm, and most tenants stay for several years. Donna is very kind and responsive, and maintenance is extremely helpful and quick to fill requests. Rent was affordable as well!

When we moved into this apartment, it was absolutely infested with roaches (I don't mean some in the kitchen, I mean many climbing the walls of every room in the apartment), and clearly had not been thoroughly cleaned since the last tenant. The maintenance people are decently efficient with the many work orders that we had to put in. However, Donna in the main office gave a key to a new tenant well before their lease began, so that they could let themselves in while I was still living there, with absolutely no notice. In my opinion this is unacceptable and unsafe, and I do not have any reason to believe that this would not happen again. Please consider your potential roommates and desire for safety very carefully before signing a lease with someone who would do this.

By far, it is the best place I have ever rented. Most of my neighbors don't move. The location is great, the size and price is great. I don't see how you'll find better value in Athens. Donna is incredibly responsive, and the maintenance guys usually come that same day for a work order.

I currently live at the Campus Ridge apartments, and when I say this has been my best renting experience- I MEAN IT. I have been here for over a year now and have hardly ever seen any bugs whatsoever, have the coolest neighbors, and immediately get responses from Donna, the property manager, whenever anything is wrong. She is amazing and SO quick to get issues resolved!! Maintenance is perfect, the people in the area are great, and the location couldn’t be better. Idk how this place could ever have bad reviews honestly, I’d recommend anyone to check any of Ambrose Properties’ rental units out.
