We lived there for 5 years, it's a really nice place to live and apartments are new and well maintained. It is in a good school district which was a big advantage for us. What I would like to highlight though is their exit policy and the way they charge the tenants. Even after leaving the apartment in good condition, they still charged us for all sorts of stuff and what ticked me off the most was charge for the whole carpet replacement! When we moved in the carpet was already 3-4 years old, so wasn't new at that time. We got the carpet steam cleaned before handing over and it was in good condition except the normal wear and tear that one would expect after 5 years, they still levied the charge on us as it was anyway time for them to replace it. Not much of a community, definitely not where you want to live if you have children of any age. Apartments are dated, walls are paper thin, rules are more like what you would find at a very strict senior complex. Kids are not allowed to play on grounds, no running, no bike riding, no roller blading and tenants are encouraged to take children to the park instead. No car washing allowed on the grounds, no outdoor cooking, dated fitness center and your move out walk through is designed to keep as much of your security deposit as possible. If you're looking for place that does not give back full security deposit, pick this place. The move out inspection was ridiculous. I've lived several other apartments and never had any issues receiving my full deposit back, but this place will point out every single detail.

Amberley Apartments is one of the most ridiculously run apartment complexes I have seen in my entire adult life. There are absurd rules about parking, the use of the community room, and harassing emails or written notices sent out to residents if the absurd rules aren't followed. The place is run by an "iron fist" management process and does not tolerate anyone dissenting from the way management operates. It's either their way or the highway! Yearly rental increases are not in any way justified because absolutely nothing is done with the increased rental income to improve any part of the physical property.
