My husband and I cannot wait to live here!!!! God is going to get us to live in this beautiful place because that’s what this place is…it’s STUNNING. You are paying for what you get here and I truly cannot express enough how AMAZING the staff is. Nicole, the property manager took the time to show us right when they were closing everything of the rooms and gave us the full rundown literally right before they were closing. She helped us with anything we needed and seems to be one of the very few property managers who actually cares for her residents and has empathy for them. She has such an enthusiastic attitude and is so intelligent in the marketing area! Melissa is absolutely an ANGEL!!!! She is fantastic and has such a great personality!!! I’ve been living at Altís Grand Kendall for over 8 month now, beautiful property love our 3 bedroom apartment and highly recommend! All staff are top notch starting from the office all the way thru maintenance crew. I want to take the opportunity with a suggestion, offer constructive ideas for improvement - for cameras in parking area and around the perimeter and garages. We should prioritize security in a luxury apartment, security entrance should be 24/7 concierges/guards to avoid parking lot incidents and avoid tailgating. Even though the gates are closed at all times there’s no secure entrance at all. "My hope is that this feedback leads to positive changes for future. I believe in the community's potential and wish the management team the best in implementing these suggestions."

We've been here since April 2025. Overall, this is a solid community with a good location and a lot of potential. Property management does eventually address issues, and maintenance staff are generally polite and professional. I also want to thank the property manager for being receptive and willing to engage. Managing a large, high-end community isn’t easy, and that effort is appreciated. That said, it often takes persistent resident follow-up to see results. While staff turnover is normal in property management, at this price point there should be more consistency and proactive attention to common areas and routine maintenance, especially when visible safety concerns are involved. This isn’t a bad place to live, but it doesn’t always operate at the level its pricing and branding sugges

They apartments are nice, great amenities. Seems to keep everything clean which is nice especially for what people pay for. The 1/1 seems a little tiny but it’s miami. However the biggest scam is making your visitors pay for parking. That is ridiculous. Not even big cities like Los Angeles make you do that. Who ever thought that was smart should reconsider. Other than this not a horrible place.

I have really enjoyed living here. The property is lovely, well kept and full of things to do. The management team is efficient and friendly.
