I had a limited Stich Xmas decoration outside stolen two days ago. Other neighbor happened the same thing supposely. HOA is not that great, and does not enforce anything, but being worked on. There is a lot of cars speeding big time within neighborhood. Heard of cars being broken into just for dash cams, etc and we had a death because of an overdose so far, not first time from my understanding. Overall most residentents seem pretty nice, but we have been here for almost a year and we been selling home also like the 6 other homes, because of how loud train in back yard is, and comes and goes throughout all day and night and crime. There is a lot of crime in area in that back and they pass through yards to cut through front. Lots of cameras everywhere on front, sides, and back of home

VERY UNSAFE PLACE!!! I am a new resident, and I have to say, its pretty bad here when it comes to crime. There are plenty of meth heads and crack users passing through front of Hickory Ridge and also going across neighborhood in middle of night. Both of our Cars got broken into, and even with cameras, police did not do anything HOA is a joke, just look at front entrance, DEAD PALM TREES. There is a train that runs in back of neighboor that trembles home and sounds loud horn in middle of night. There is the sound of gun shots here and there heard from range out far back. Cars speed throughout hickory ridge, very dangerous for residents and visitors. Water is super expensive, so couple residents have had to put wells in their yard. DO NOT BUY A HOUSE HERE!!! BUYERS BEWARE. The quality of the home is garbage. The warranty people take forever to reply to your request or they just simply ignore you. Do not pay for any upgrade tiles as they will be hollow cracked or the grout will simply come off within less than a year. People have had issues with tiles not lasting more than a year and problems with water coming into their house from the roof or windows. And let's not even talk about the train!!! The train will shake your house like crazy. The train goes by multiple times during the night. And random people will cross from the backwoods through the house and walk down the street or try to break into your home. I have lived here for 3 years and the community is still NOT DONE.

We looked at their home model. Nice house but garages are not deep enough for our Jeep. We thought it odd with all the cars parked in the driveways. Sales person said builder would not modify the plans to make the garage one foot deeper. It was a deal breaker for us as we liked the house.

Houses warranty the worst! I reccomend homes "not" safe because warranty do not do what "Mitchell" do what she says.
