If your HOA is looking for a property management team that actually communicates, I can't recommend Ace PM enough. Our community recently made the switch after 4 years with another firm where the "personality fit" and communication just weren't quite right. We did a deep dive and interviewed several companies, but Ace really stood out--especially since we'd heard such great things about Denny from other HOAs. Since bringing them on, it's been a total breath of fresh air: * Denny is the real deal: He's incredibly thorough, organized, and somehow manages to have a great rapport with both the board and the homeowners (which we all know isn't easy!). * Proactive Communication: They were organized right out of the gate and are actually receptive to our feedback. * Easy Transition: Working

I am the complete opposite of the prior review, I am thankful that Selina Bravo, Sophie Shu, and Louisse Catabay have made people finally use their garage again. This is exactly what the rules state when I bought my house. Before Selina the rules for the HOA weren't enforced at all and other homeowners would hold down a spot for months on end. Now since they are enforcing the rules, I can actually find parking at night when I get off work. I can go to the gym without fear of having lost my parking spot. Coming home has so much less stress now. Plus all our homes in our community have garage spaces. It's all perspective. I cannot thank them enough. Plus our HOA dues are so much lower than anywhere else in the area for our same amenities. 10/10

Honestly This HOA does not deserve even ONE start review. The have implemented parking changes and don't have the rules figures out. They have obtained images of parking garage when they legally cant but, people are complying to their rules because they have to park their cars. They have limited how many hours one can have guest to their home. They are doing this by putting limit of 60 hours per house to guest parking. The max parking time they allow is 12 hours for guest parking. so if your guest come after 5pm and staying overnight than they have to leave early morning or middle of the night. Even though we have received parking confirmation and they delayed in sending email to come and pick up the sticker. the security put a ticket on my car. The sticker is also not coming off. The

Denny Lee is our HOA manager and has had multiple failures over my last 9 months living here. They hired roofers to repair all the rooves in our community. When I was told the work was done, the rain started and we had a massive leak (see pics below). They have made 0 attempt to fix the internal damage. They did patch up the roof and ceiling, but did not repair the damaged wood in between. One day, I am working from home and my power goes out. I step outside and see the roofers were using my electricity to do their work in the community. The buffoons were too lazy to use a generator which they did have in the truck. My guess is they assumed the power bill was communal, but clearly Denny did not tell them. I was told I would be compensated for this and never was. During the big rains, we

Literally the worst management experience ever. The phone number listed on their website is bogus and apparently takes you to a person who tells you “someone will be out there today” in emergency situations but have no clue what they are saying. Their maintenance lady Christina or Christine or whatever her name is is probably the most unpleasant person I have ever spoke to and said she doesn’t want to do her job because it’s a Friday. No clue why we are all paying so much in HOA fees for zero help when we need it. I want to get on the HOA board just to get her fired. Avoid buying or renting at ANY property this company manages.
