7100 Almeda Apartments

Dirty, expensive, maintenance is terrible, had my van broken into and all my tools stolen, no cameras that work, entrance gate doesn’t work and the code is always changing and the staff won’t update you, maintenance will wait until the last legal second to fix discrepancies and then they’ll do it half-assed, office staff is absolutely useless without Kevin (who’s gone now), dog shit and trash everywhere, no parking enforcement, and my electric bill is over $350 even though I work out of town 5 days a week. I won’t be surprised if they charge over $1000 for me to move out even though there won’t be a single hole or blemish inside the apartment. I’ll leave it better than it was received, document it all, and come let you know in March when I’m finally out of this hellhole. Notice the ceiling

I am a current resident at 7100 Almeda, and this has been the worst experience I’ve ever had. Management is fully aware that there is a rat inside my apartment, yet no one seems to care. I’ve been living with this issue for over a month. Two weeks ago, they promised to transfer me to another unit and told me the manager accepted but instead, they rented it out to someone else and left me with the problem. They placed a few useless traps in the apartment and told me that was the only solution, despite previously promising a unit change. I never imagined I would have to write such a review, but their lack of help and accountability is unbelievable. I’ve had such a great experience speaking with Fatima! Fatima is always friendly, responsive, and willing to go the extra mile whenever I have a question or request. The property is well-kept, safe, and has a real community feel. The apartments I’ve seen are spacious, quiet, and full of natural light, and the amenities from the fitness center to the pool make it feel like a resort. Parking is convenient, and the location is perfect with easy access to stores, restaurants, and highways. I really appreciate how Fatima takes pride in keeping the complex clean and welcoming. Definitely one of the best places my husband Leo and are I considering living in!

It has been one month since I moved into this property, and I have to say I’ve had a wonderful experience. This is my first time renting a property, and I had no idea about the process. However, the leasing agent, Kevin, was incredibly helpful. He was very thorough and guided me through every step. It’s clear that he genuinely cares about the residents. The maintenance team is also very responsive and quick to act. The units are spacious, clean, and well-maintained. I highly recommend this place to anyone looking for a place to call home.

Terrible communication and zero transparency. I thought the entire 1 year I stayed there was great until they charged me $500 of hidden fees at the time of move out. In addition, they said I did not give them 60 day notice for move-out which I did and they charged me over 1 month of rent for this ($1800). I tried contacting them regarding what the hidden fees were for as everything was clean and spotless inside and they refused to answer me. I asked for an itemized list and they said "this is just our procedure". They sent the fees to collections without providing me with justification. I spoke to Alan and his associate to no avail.
