I have lived at 44 Monroe for 6 months now and I have enjoyed living here immensely and intend to renew my lease. A special mention to the Maintenance Staff and Maintenance Technician Cassie in Particular. She is always prompt and super friendly and courteous in performing repairs. I should also mention the main front desk staff, particularly Christian and Faith. They are always welcoming and they even remember residents names! If you want to live in a downtown High-Rise 44 Monroe is the obvious choice.

Edited to one star for the copy/paste canned response to my review. At least proofread it. Also, one star because I have reached out to discuss this directly. I even emailed your regional manager last week- crickets. I lived at 44 Monroe for about 15 months across three apartments, and unfortunately had consistently negative experiences. • Maintenance & Safety: Hot water outages happened 2–3 times per month. Other times, the “cold” water ran at over 130°F due to boiler issues. My unit flooded from above, damaging all of my clothes and leaving my closet/bathroom unusable for weeks. The garage door was broken for over three months, during which my car was vandalized, and I was also hit head-on by a resident speeding through the garage. I cannot say enough great things about Nicole! She truly goes above and beyond in everything she does. She is extremely knowledgeable about the property and always takes the time to make sure all my questions and concerns are addressed. Lived here for a year and must say worst experience ever. 1. The property rents out their units as AirBnbs, so you have shitty people just about every night. 2. The water goes out atleast every 2 months and there’s no hot water for days at a time. 3. They say they can go into your apartment immediately for emergencies with no notice which is crazy because the end of my lease they was just walking in, was telling them to atleast let me know. And they would just give me a time frame which was anytime of the day. 4. So many people speed in the garages, very dangerous. 5. Gave them 2500$ between dog fees and security deposit, they gave me less than 300$ back and still haven’t gave me a break down of anything. 6. We lived in this building for 11 years. We paid first and last month’s rent upon move in. Which they don’t have record of, how convenient. Luckily we use a bank and have a record of our deposit that we can share with them. They charge ALL residents over $400/month for water with no itemized bill. We left the apartment clean and in great condition, they are charging us to move out stating we have a $1,400.00 utility bill. Last I checked we pay APS. Frequently we had no hot water with little advanced notice. They did zero upgrades while we lived there. They said they would re- carpet after 5 years, didn’t happen, we got the run around over and over again. They made excuses, changed management multiple times, not my problem they can’t keep records.
