DO NOT USE 3G FOR PROPERTY MANAGEMENT!! Throughout the time that I used this company for property management they were happy to take my money but did NOTHING to monitor the property or care for it. I received calls from neighbors about the yard multiple times, and was once notified by the city regarding the yard. HOWEVER, the crowning jewel of my experience is that the tenant basically moved out but left multiple dogs locked in the house for 2 - 3 months, and they urinated and defecated throughout the house, rendering it a hazmat site. The repairs cost $25k, and 3G didn't offer a penny towards the repairs despite admitting it was the worst thing they'd ever seen. Christian called me first this morning to address my concerns to let me know that he is working on my concerns and it will be handled. I have had the worst experience since moving into my rental house yesterday. Everything was supposed to be in order when I moved in but the water wasn’t on, the water on the refrigerator water dispenser doesn’t work, no trash bin, no instructions on how to get my mail, where the mailbox is or the key. I’ve asked repeatedly a week before I moved in about the mailbox but kept getting the run around. The move in fees and payments was originally told were higher on the portal. Now I was told today that the city has to do an inspection on the house and I need to be there which doesn’t make any sense because the inspection should have been way before I moved in

We recently moved into a rental managed by 3G Properties, and while our start was extremely rocky, we are leaving this review with a full 5 stars because of their commitment to making things right. When we moved in, we discovered a pervasive, severe cat urine biohazard throughout the upstairs carpet and padding that had been concealed during our remote viewing. Our initial experience was frustrating and uncooperative, and we were forced to live in an unlivable, unsanitary condition for over a month. I leased a home for 2 years that was serviced through this property management group. Overall, they were professional, timely, and had user friendly applications for payment and maintenance requests. We did encounter a misunderstanding in regards to the refund of our security deposit, however 3G reviewed our dispute and resolved our claims within a week or so. I will definitely consider using 3G to manage my rental properties as I begin to acquire them.
