So far, our experience has been below average. On the day we received our apartment, it was not cleaned properly. The toilet had stains, cabinets had crumbs, sink and shower areas were dirty, and both the floor and patio were filthy. Even though we moved in two days after our lease start date, the unit was still dirty. It’s clear that 388 Beale is understaffed, and the current staff seems overworked. Most of the time, it’s difficult to find someone at the front desk, as one person appears to be handling many responsibilities. It’s disappointing that the property considers itself a luxury apartment complex while providing below-average service. The compost and recycling area is also highly disorganized. I moved to 388 Beale a little over a year ago and so many factors have contributed to making it feel like a home. The staff is extremely responsive to resident needs, while also going above and beyond to develop genuine relationships with all tenants. Amy, at the front desk, is especially warm and has given birthday cards to my mom and asked us specific details about our weekends and vacations. We love the staff so much that we even made them Christmas cookies around the holidays. This is only a few examples of the warm and welcoming dynamic that 388 Beale creates for residents. In addition, I feel very safe in the building with all of the doors that require specific codes for entry. I have had a really good experience with 388 Beale until recently. The basics one would want after paying a premium are there: the maintenance is quick, front desk is polite, etc. HOWEVER, recently the apartment has taken a down turn. MAIL BOX BREAK-INS have become a recurring weekly event, we are greeted with TRASH in the elevator lobby, reaching management seems impossible.

I’ve really enjoyed living at 388 Beale Street! The building is in a great location and well-maintained, and the staff is always friendly and responsive. Jessica, the property manager, has been especially helpful — she’s professional, quick to address any issues, and makes sure everything runs smoothly. Highly recommend!

Lisa, Jessica, Malea, and Judymar are really the most responsive and supportive team at 388 Beale. Nothing is perfect and there’s never a dull day, because that’s life in the city, especially with so many units and residents. Whether it’s a cat that got locked out (or snuck out!), lost packages, or maintenance issues - one thing is certain, one (or even all) of these folks will be there to help and all will be well again.
