10X Miami River

I recently toured this property, and I was pleasantly surprised by the level of attention I received, something that’s not as common in Miami anymore when touring other communities. Even though I didn’t go through the application process, this community was among my top 3 choices. What I valued most were the clear explanation of monthly rent and additional fees, the impeccable amenities and common areas, first parking space included with monthly rent, beautiful, well maintained apartments, and the close, attentive communication with Lesslie from the leasing office.

I had an excellent experience touring 10X Apartments with Gabrielle. She was incredibly likeable, friendly and made the entire process feel easy and comfortable. She walked me through the property thoroughly and explained everything clearly. The units are amazing, great design, modern look and very well thought out. The amenities are also top-tier. What really stood out was how affordable the property is compared to many others in the area, especially considering that the first car parking is free (which most nearby properties charge for). The location is fantastic with direct access to the riverwalk and depending on the unit, you can get incredible views of the river, sunrise or sunset. Overall, a great property and an even better leasing experience with Gabrielle. Highly recommend.

Signed a 15-month lease for a 2/2 apt and was told an extra parking space would be available for $150/month (on paper). After moving in, management said only one car could be registered. Now I’m stuck paying visitor parking fees and most of the time THERE IS NO PARKING AVAILABLE. This was never disclosed before signing the lease, almost feeling like a SCAM… For paying over $3,500 a month and having no parking spaces available feels like an attorney is needed!

Unfortunately, my experience with this building’s management has been extremely disappointing. The management team is consistently condescending and passive-aggressive, and it’s no surprise that there are over 20 vacant apartments in this building. Any time you call with a concern, you are met with vague responses and attitude instead of real solutions. They rarely have answers and never seem proactive about resolving issues. It feels like concerns are brushed off rather than addressed. The building itself is poorly maintained. The carpet and service elevator regularly smell, and although the building is “pet-friendly,” there is clearly no system in place to properly maintain cleanliness or hygiene in common areas. I have been living at 10X Miami River for a few months now, and I love it!! The apartment is modern, cozy, and it has great brand new appliances. The building is secure, clean, and well-maintained. The staff is courteous, responsive, and efficient. Junior, at the front desk, is always available and ready to help. He’s the ‘go to guy’ if you need any help!! The location is perfect, right on the river and close to everything. I am literally a few minutes from the airport, the beach, downtown and many Miami historical sites. 10X Miami River is more than just an apartment building, it's a community. I feel at home here and I don't want to leave. Thank you Junior and the staff for making my living experience so amazing!
